Mortgage Payment Calculator

The rate starts at Freddie Mac's latest weekly average for the term you choose; change it to the rate you are quoted. The estimate adds property tax, insurance, HOA dues and mortgage insurance when you put down less than 20 percent.

An estimate for planning, not tax or financial advice. Everything you enter stays in your browser; nothing is sent or saved.

Principal and interest use the standard fixed-rate formula: the payment that pays off the loan in equal monthly installments over the term. Early payments are mostly interest, which is why the first-year split leans that way.

Freddie Mac's average assumes strong credit and 20 percent down; the rate you are offered can differ. Compare offers by the annual percentage rate and fees on each lender's Loan Estimate.

Property tax and insurance vary widely by place; use your county's tax rate and an insurance quote. Mortgage insurance on a conventional loan usually ends once you reach 20 to 22 percent equity; FHA loans follow different rules.
